A market feasibility study is more than a box to check for lenders—it is the foundational roadmap for a project. Whether you are planning a master-planned community, a mixed-use development or a high-density multifamily project, objective, data-driven analysis can make the difference between a project that stalls and one that thrives.

The Core Components of Feasibility

While every study is tailored to the specific asset class and location, a rigorous feasibility study generally addresses several core components:

  • Site and location analysis: We do not just look at the land. We evaluate the site’s connections to employment centers, transportation corridors, retail amenities and educational institutions. We also assess visibility, ingress and egress, and surrounding land uses.
  • Demographic and economic trends: Who lives there now, and who is likely to live there in five years? We analyze population growth, household formation rates, income distribution and employment drivers. Without job growth, there is no sustained real estate demand.
  • Competitive supply analysis: We audit the existing competition. What are competitors’ occupancy rates, and what are they charging? Just as importantly, we analyze the pipeline—projects under construction or in planning that may compete with your development upon delivery.
  • Demand modeling: Using proprietary models refined over decades, we quantify the depth of demand for a specific product type at the proposed price point.

Why Independence Matters

Confirmation bias is a developer’s worst enemy. It is easy to fall in love with a site or concept. An independent market research firm such as CDS provides the objective reality check needed to refine the concept before capital is committed.
